We have ten (10) guest rooms, seven (7) in the Main House and three (3) in the Carriage House. Our maximum occupancy is 24 guests, which includes additional convertible couches and cots. See Guest Rooms for more information

The State of New Jersey and the CDC recommend that unvaccinated guests wear face coverings while in common areas and practice social distancing when outside one’s room or in the pool area. Unvaccinated friends/relatives of Ampersand guests should meet at a location outside of the Inn property. We reserve the right to request a Guest Temperature Check upon arrival. Refer to State of New Jersey Covid 19 web site for current guidelines.
There is a two (2) night minimum stay on weekends and holidays from April 1st through October 31st; however, the Inn's reservation booking system will automatically reduce the two night minimum to one night when a room is booked within seven (7) days of one's visit.
When you book directly using the Ampersand website, you are assured the most economical rates, accurate information about the Inn's amenities, area activities and restaurants, and Guest Appreciation Rewards. Third-party travel services (e.g., Expedia, etc.) often charge booking commissions to lodging hosts, so hotels and Inns increase the room rates found on these websites. Booking directly with the Inn circumvents these additional charges.
All ten (10) rooms at the Ampersand have their own private bathroom and showers and eight (8) have tubs. See individual room descriptions for tub and shower designations. Learn more
All sleeping rooms, the common areas, and the Lynn's Work Remote Room have high-speed internet/Wi-Fi.
All rooms have mini-refrigerators that can fit one or two takeout containers and some drinks.
Our Check-in time is 3:00 p.m. and Check-out time is 11 a.m. If you need timing accommodations (earlier or later), please contact the Innkeeper in advance.

You can order specific denominations online or call us at 973-300-0395 between 10:30 a.m. and 7:00 p.m. We can either email or mail them to you.
We enjoy hosting friends and family for meaningful life cycle events-- they can book directly through our website or call; hosts can also book a minimum of seven (7 rooms) at the Inn and provide us with a list of their guests. We are unable to “block” rooms from the public for a period of time unless the host books the Main House of the Inn (seven rooms) for an event. For private bookings, there is a two-night minimum on weekends and holidays. See our Event Bookings page for more information.
Bridal party preparations (hair, makeup, photography) can be done at the Ampersand when renting the full Inn . Full Inn rentals require a minimum of two (2) nights and are rarely available on holiday weekends.
Families, friends, corporations and not-for-profit institutions that wish to reserve five (5) or more rooms (two night minimum) or who wish to stay for five or more nights are required to sign a Contract. On line bookings of this size or length of time are subject to cancellation by the Inn. See our Event Bookings page for more information.
The Ampersand is pleased to host small events -- after all, we are all about connecting people! We can rent space when the host has been an overnight guest at the Inn. There is an additional cost for the event space and all catering must be provided by outside vendors that are required to provide insurance documentation. Please speak with the Innkeeper directly about these arrangements (973.300.0395)
On weekdays, we generally serve breakfast at 9 a.m.; however, depending on one's business or travel schedule, we can serve as early as 7:30 a.m. On Saturdays, Sundays, and holidays, we offer two seatings: 8:30 a.m. or 9:30 a.m.. Our breakfasts includes fresh fruit, a main course (eggs, a starch and a meat), homemade sweet bread, fruit juice, and coffee/tea. Lighter eaters can request yogurt, oatmeal, toast, etc. We also provide a "to-go" breakfast option for those who need a very early departure.


We have experience with gluten free, dairy free, vegetarian and other dietary accommodations. Please inform us of food allergies or restrictions when booking your room so that we can include your dietary needs into our weekly shopping.

We count on the guaranteed reservations made by our guests; that said, we understand that unforeseen circumstances can arise and we will do our best to reschedule you in these circumstances. We encourage you to consider Travel Insurance if you are concerned about illness, weather, or potential work obligations.
When booking a room in the Main House for two or more nights, we offer the discounts described below; an organization ID card is required upon check-in in order for the room rate to be adjusted. Military: 10% off current stay for active & retired personnel First Responder: 10% off for active or retired personnel. Not-for-Profit Employees (including educators): 10% off stay for currently working or retirees from charitable or educational institutions. Referrals: 10% off one's next stay after a referral is made and the referral has stayed at the Ampersand. Frequent Sleeper: 10% off stay in a Main House room within six months of last stay. Every season is beautiful here in Sussex County and we are open year-round, although not 365 days/year.


Our outdoor in-ground pool is open between mid-May and Labor day; Our pool is warmed solely from the sun and usually takes until mid-June to feel warm enough for most people. The pool receives full sun, all day, all summer.  Most lakes in our area are glacial type lakes with no beaches or are private lakes. Some local State Parks have beaches– check with the state park to see if the beaches are open. State parks include Lake Hopatcong State Park, Swartswood State Park, Stokes State Forest and High Point State Park. The Delaware Water Gap National Recreation Area may also have river swimming available.
Although a credit card is required to hold a room, payments can be made in full with cash upon arrival.
The Ampersand Inn has been designed as a tranquil environment for adults to enjoy peace and quiet; therefore, we allow children age 12 and over only as guests of the Inn.
We do not allow pets due to the allergens they inevitably leave for future guests. We recommend The Green Dog Inn (973-383-5733) to board your pet during your stay with us. Trained Service Animals (continually in the presence of the guest they are servicing), as defined under the Americans with Disabilities Act, are welcome. Please note that Emotional Support Dogs are not considered a Service Animal.


For safety reasons, we do not currently allow guest cooking inside the B&B or on the grounds. BBQ grills are available within Kittatinny Valley State Park or other area state parks
