About The Ampersand Inn

The ten room Ampersand Inn is located on a 14-acre estate nestled within Kittatinny Valley State Park in Sussex County, New Jersey. Seven rooms are located in the Estate House, and three rooms are in the Carriage House. We are surrounded by the Kittatinny mountains, numerous lakes, state parks, hiking and biking trails, highly acclaimed restaurants, renowned wedding venues, and outstanding musical performances at the Newton Theatre and other local venues. We are honored that the Ampersand Inn, with its 25-year history as the Wooden Duck Inn, was featured as one of the eight most romantic getaways in New Jersey. We also received the 2023 TripAdvisor Travelers’ Choice Award, recognizing the Ampersand Inn’s ranking within the top 10% of properties of TripAdvisor worldwide. Most recently, we received the New Business Award from the Sussex County Economic Development Partnership.

Each room has a full bathroom (including a shower), AC, Wi-Fi, a TV & DVD player, hair dryer, iron and ironing board, and mini refrigerator. 

Deluxe rooms contain a shower and a large soaking tub. Five rooms feature king beds. See our Guest rooms.

The Redlich Room ADA Accessible Shower With Bench

The ADA Accessible room (Redlich, in the Carriage House) offers a seated shower and grab bars. A designated parking space is located within 20 feet of the ADA accessible room and our website includes software that provides additional accessibility to our guests.

The Living Room features a gas fireplace, bay window, and cozy couches on which to relax or read.

The Den is furnished with leather seating, cocktail tables, and a large screen TV.  It contains a microwave and snack station that includes coffee/tea, cold drinks & snacks 24/7.

The Dining Room overlooks our grounds and pool and hosts a three-course breakfast each morning. Inn recipes are available to guests upon request – we are flattered that you ask!

Simply one of the best getaways we've ever experienced. Every detail in this fantastic inn was perfect. We loved the pool, gorgeous view, and nearby state park. The owner/host and staff were attentive to our every wish. Breakfast and snacks were yummy. Our room was a delight, as the mattress was heavenly, the decor and lighting were exceptional, and the cleanliness was A-1. The fellow travelers were friendly and fun. We slept like babies. Can't wait to return in the fall.

This is a slice of heaven! Everything and more than one could expect from a B&B is provided by Irene and staff. We came for a concert at the Newton Theater, and soon realized that the apex of our trip was the Ampersand experience. The well-appointed rooms and delightful inn decor, pristine swimming pool and grounds, nearby hikes, horse farms, and biking trails, and sumptuous (and individualized!) breakfast and snacks - all perfect. Our mattress was like butter! We can't wait to return with friends and family.

Our family recently rented out the entire Ampersand Inn for my wedding, and it was an exceptional experience from start to finish. Irene, the innkeeper, exemplifies hospitality at its finest and ensured that every detail was taken care of. The Ampersand Inn offers a tranquil escape from the bustle of everyday life. Its picturesque setting provided the perfect backdrop for our family event, creating unforgettable memories for all who came. The attention to cleanliness throughout the inn was impeccable, with each room is unique and maintained to the highest standards. I cannot speak highly enough of Irene and her attentive staff, who went above and beyond to ensure our stay was nothing short of perfect. Whether you're seeking a memorable family getaway or a peaceful retreat in the heart of North Jersey, I wholeheartedly recommend the Ampersand Inn. It truly exceeded our expectations and left us eager to return for another delightful stay.

We visited for my wife’s birthday and had the best time! Irene, the Innkeeper was so nice, and friendly! The room was beautiful, clean and comfortable! The Inn is in a great location, hiking right out the back door that leads to Kittatinny Valley State Park and great restaurants within a 15 minute drive! We highly recommend the Ampersand Inn! Connecting people!

Wonderful stay at The Ampersand Inn. My wife & I plus 2 adult daughters were in town for a friend's wedding. Picked the perfect place to stay for the event. We were welcomed in a bit early, for check-in, which allowed us to get ready for our special occasion. Later that eve we returned to two beautiful rooms had a great night sleep. In the morning, we were treated to a pleasant country breakfast. Thank You Irene!!!! Only regret I had was that I didn't bring a walking stick and hiking shoes - was unaware that property was adjacent to a park with many hiking trails. A 5-mile hike would have capped off a perfect weekend!!!!

Simply fantastic. Difficult to choose our favorite aspect of this absolute jewel of an inn. The host (Irene - an indescribable gem), staff, furnishings, bedroom, breakfast, snacks, nearby hikes and horses, swimming pool, serene vistas, friendly and interesting guests, bikes, restaurants and antiquing, rock concert(s) at Newton Theatre - we can't wait to return!

Enjoyed our stay there. Nice quiet location and the breakfasts were delicious. Got a chance to meet and interact with some of the other guests that were there and made some new friends. Irene the innkeeper and her staff were very friendly and made sure to take care of the gluten free diet that was necessary for one of us. This was our first time there and we chose it because it was part of Select Registry which insures you are staying in a quality place. Would definitely go there again.

What a treat to stay in this well-appointed B&B with a homey feel. We were welcomed by the innkeeper, Irene, who made us feel comfortable with her warm manner and great stories. The grounds are peaceful, with a nice little woods path, and pool to sit by serenely. We booked our stay since it's central to some of New Jersey fine multi use trails so we could bicycle. It was the perfect location as everything, including dinner on Lake Mohawk, was just about 20 minutes away. After a delightful day of biking, we could retire to our comfy rooms with in room fridge so we had our own beverages for happy hour. The breakfasts were delicious and Irene accommodated all our needs. We would definitely stay again and look forward to it! PS. If you love a bidet ask for the Miles room!

If you haven't connected with Irene and The Ampersand Inn yet, I appeal to you to do yourself a favor and make this connection. Irene, the staff and The Inn are comforts away from home. We enjoyed a two night stay to celebrate my birthday with friends. Irene and Alethia are a dynamic duo providing everything within their power to ensure we had a nice stay. Our room, The Sexton, had a small balcony to sit and connect with nature, a fireplace, gigantic soaking tub, comfy furnishings and was spotless! The breakfasts were delicious and I would be remiss if I didn't mention that each day there is a different cake loaf offered. Yum! Also, I treated myself to the massage service with Debbie. It was wonderful. It is a short drive to Lake Mohawk and some wonderful restaurants. I could go on but, it would be better if you went and experienced this magical Inn first hand. I am looking forward to my next visit. Thank you, Irene, Alethia, Debbie, and our awesome friends for sharing this gem with us.

A hidden gem! Irene is an excellent host. She has a wealth of information on the area (sights, restaurants and activities) The full breakfast is delicious! The dining room looks out to the pool area where numerous bird/hummingbird feeders are located. We stayed in Law, a nice room with a king size bed and electric fireplace which gave off nice heat. The Inn is part of Select Registry so you know they meet high standards for their clients. This is our go to place when we want to relax and recharge. We’ve been coming to this Inn for over 15 yrs under various innkeepers.
